What it is

Dardaris is an AI property manager built for private landlords. It automates the daily administrative work of managing rental properties: chasing unpaid rent, matching payments to invoices, reconciling bank accounts, triaging repair complaints, getting repair quotes, and answering tenant messages in their own language. All actions are logged with their reasoning so owners can understand what happened. Owners set spending caps, automation levels and other guardrails, and Dardaris respects these limits—nothing moves without approval for decisions with financial or legal consequences. The system works alongside existing management practices, starting with just one building. Owners can export all their data at any time with no lock-in.

What if Dardaris makes a mistake?

Anything with a consequence sits at Review by default, meaning Dardaris prepares it and waits. It cannot spend over your cap, send a formal notice, terminate a lease or deduct from a deposit without you. Every action is logged with its reasoning so mistakes are visible rather than hidden.

Do I need to migrate all my data before starting?

No. You can bring just one building and Dardaris reads the bank account where rent is paid. It runs alongside whatever you currently do. Most owners move additional properties only after watching a full month of operation.

Will tenants know they're talking to an AI?

No, because Dardaris writes replies that wait for you to send them. Tenants read what you sent, receive responses in their own language within minutes, and it goes out under a name you choose. Any message with a difficult tone is handed to you rather than answered by the AI.

How long does setup take?

About an afternoon. Connect your bank account for rent payments, add your first building and its leases, and set the three or four spending limits that matter to you. Everything starts at the most careful setting and you can loosen it as you get comfortable.

Can I leave and take my data with me?

Yes. You can export everything in full—leases, documents and history—in a format you can open elsewhere. There is no contract holding you.
